Due Diligence Management
John’s combined engineering and legal experience has allowed him to develop a niche in carrying out due diligence and risk analysis on behalf of real estate investors and developers and then if necessary, to negotiate and close the deal. Prior to becoming an attorney John practiced as a professional engineer. During his engineering career John managed multi-million dollar international environmental engineering projects for real estate development, including the decommissioning of gas stations and petroleum bulk storage facilities;brownfield remediation of city waterfront properties; and Phase I and Phase II environmental site assessments for a wide variety of real estate acquisitions and financing. John is also one of the few attorneys in the United States with a engineering background and accredited as LEED® AP through the Green Building Council,with the ability to guide clients through the legal issues associated with sustainable green building and construction. His unique background is an asset on projects through legal and technical analysis of engineering and construction documentation, clearance of title issues, survey and zoning review, examination of environmental assessments and remediation reports and coordination of consultants and liaison with government agencies. John’s due diligence experience includes outside counsel to real estate investors in their analysis of target properties; lead due diligence counsel for large publicly traded REIT in a wide range of transactions, including design-build projects and the acquisition of institutional buildings;due diligence for a large national franchisee of over 350 restaurants, including legal site development issues for construction of new restaurants and environmental risk analysis for multi-state sale-leaseback transactions. John also assists his clients with the negotiation of a wide range of sophisticated real estate documentation to address the legal issues raised during due diligence for projects, including development services agreements,industrial park covenants and restrictions, drainage and utility easements, and environmental and engineering risk provisions in joint venture development contracts.
